1. Reservations, Check-ins, and Check-outs
- Check-in: Rooms are available from 2:00 PM to 8:00 PM. Please let us know your estimated arrival time in advance so we can welcome you properly.
- Check-out (Departure): Rooms must be vacated by 11:00 AM on the day of departure to allow for cleaning. A late check-out may be arranged in advance, subject to availability and a possible surcharge.
- Documents: Upon arrival, it is mandatory to present a valid ID for each guest (including minors) for registration as required by Italian law. Our booking system automatically sends an email a few days before check-in with a link to complete online pre-check-in. Online pre-check-in complies with all applicable security systems, including those under the GDPR.
- Tourist tax: If the tourist tax is not included in the room rate and must be paid on-site.
2. Payments and Cancellation Policies
- Booking Confirmation: To confirm your booking through our website, payment of the total amount is required.
- Free Cancellation: Reservations can be canceled free of charge up to 14 days before the check-in date. In this case, the amount paid will be refunded in full.
- Cancellation Fee: For late cancellations (less than 14 days before arrival), the property will retain 50% of the amount paid. In the event of a no-show or early departure, no refunds will be issued.
3. House Rules and Community Guidelines
- Quiet and Relaxation: Feudo Nobile is an oasis of peace. We ask that you respect the rest of others, especially during quiet hours: from 2:30 PM to 4:00 PM and from 11:00 PM to 8:00 AM.
- Smoking: Smoking is strictly prohibited inside the rooms and in all enclosed spaces (including the restaurant and the museum). Smoking is permitted in outdoor areas, using the designated ashtrays and respecting the surrounding nature (please be mindful of fire hazards).
- Pets: Your four-legged friends are welcome upon request and for a fee at the time of booking. Each time the rooms are cleaned, the staff will perform a special cleaning to ensure the highest standards of hygiene at all times.
- Damage: Any damage caused to the furnishings, facilities, or property of the farmhouse must be compensated.
4. Swimming Pool Rules
- Hours: Since the pool is seasonal, it will be open from mid-May through mid-October. Use is restricted to guests only, daily from 02:30 PM to 04:00 PM.
- Swimming rules: As there is no lifeguard service, use of the pool is at your own risk. It is mandatory to shower before entering the water.
- Safety: Diving is strictly prohibited. Children under 14 must always be accompanied and supervised by an adult. Eating food or using glassware at the poolside is prohibited (please use the designated relaxation area).
5. Restaurants, Massages, and Experiences
- Exclusive Restaurant: The restaurant is reserved exclusively for guests staying overnight. To ensure fresh, locally sourced ingredients, we ask that you reserve your meals (lunch or dinner) by the morning of your visit. Please notify us of any food intolerances or allergies (e.g., celiac disease) prior to arrival.
- Experiences and Massages: Services such as Cooking Classes, The Essence of the Horse, Tastings, and In-Room Massages require advance booking to ensure availability and to best organize our staff.
